- Cutting a new opening in the roof, or replacing a roof-mount fan whose flashing or housing has failed. That is roofing work, and we refer you to a registered roofing contractor.
- Whole-house fans in the ceiling below the attic, which need their own framing and often a dedicated circuit
- The fan itself, unless you ask us to pick it up (cost plus 20%)

What we replace, and how
Attic fans are either gable-mount units behind a louvered vent or roof-mount units set into a flashed housing. When the motor dies or the bearings start to howl, the fix is usually a new fan in the same spot on the same wiring. That is the job we do.
Every swap starts at the breaker. We shut the circuit off and test the wires dead with a voltage tester before anything comes apart. The old fan comes out, the new one is mounted in the existing opening or housing, and the wiring is connected to the existing thermostat with fresh wire nuts. Then we set the thermostat, restore power and let the fan run while we check that the louvers open and nothing rattles.
Solar gable fans sit in an existing gable vent, need no wiring, and run whenever the sun is on the panel. Installing one is carpentry, not electrical, so we can do it even where there is no wiring at the gable.
Where we stop
A powered fan where there is no wiring means a new circuit, and new circuits are work for a licensed electrician. We will say so from your photos, and you can have the electrician run the power before we mount the fan.
Roof-mount fans have a second limit. We can change the motor or the fan unit inside an existing housing when the housing and the flashing around it are in good shape. If the flashing is leaking, the housing is rusted, or you want a roof-mount fan where there is none, that means opening the roof. We do not cut roofs. We refer that work to a registered roofing contractor, and our free roof check will tell you if the flashing is the problem before you buy a fan.

The process
How A Attic Fans Job Goes
-
Photo the old fan
Text a photo of the fan from inside the attic, and one of the gable vent or roof from outside. The model sticker on the motor helps us match the size.
-
Written price first
We confirm the new fan fits the opening and the existing wiring, and send a written price. If the job needs an electrician or a roofer, we tell you then instead of on the ladder.
-
Power off, swap, test
Breaker off, wires tested dead, old fan out, new fan mounted and wired to the existing thermostat. We set the thermostat, turn the power back on and let it run.
-
Photos and roof check
You get before and after photos, and we do our free 5-minute roof and exterior check while we are up there.
Questions
Attic Fans Questions
How much does it cost to replace an attic fan in Yukon?
Attic fan work is hourly at $85 with a $149 minimum visit that covers the first hour. A straight swap of a gable fan on existing wiring is a short job. You supply the fan, or we pick one up at cost plus 20%. The written price comes before we book.
Can you install an attic fan where there has never been one?
Sometimes. A solar gable fan in an existing gable vent needs no wiring, and we can do that. A powered fan in a spot with no wiring means a new circuit, which is work for a licensed electrician. Cutting a new hole in the roof for a roof-mount fan is roofing work, so we refer that out as well.
My attic fan runs all the time. Is that the thermostat?
Often, yes. The thermostat on an attic fan closes the circuit above a set temperature, and a stuck or failed one keeps the fan running. We can replace the thermostat on the existing wiring, or replace the whole fan if the motor is worn. Send a photo of the fan and we will tell you which.
Do you replace roof-mounted attic fans?
We swap the motor or the fan unit inside an existing roof-mount housing when the housing and the flashing around it are sound. If the flashing is leaking or the housing is rusted through, replacing it means opening the roof, and we refer that to a registered roofing contractor rather than patching around it.
Gable fan or solar fan, which should I pick?
A wired gable fan moves more air and runs on a thermostat. A solar fan costs nothing to run and needs no wiring, but it moves less air and only runs while the sun is on the panel. If you already have a wired fan, a like-for-like swap is the simplest. If there is no wiring at the gable, solar avoids the electrician.
