Who sends us a list
Inspection repairs come from a few directions. Sellers getting ready to list want the small stuff handled before a buyer’s inspector finds it. Buyers and sellers in the middle of a deal need to work through the repair list both sides agreed on. Real estate agents pass along a client’s list to keep a closing moving. And landlords and property managers need a rental turned over between tenants.
The job looks the same either way. You send the inspection report or your punch list, and we read it line by line. You get back one written fixed price for the items we can do, and a separate list of the items that need a licensed trade. The price does not change on site without a signed change order.
What a typical list looks like
Most inspection reports are full of small things: a bedroom door that will not latch, a loose stair handrail, cracked caulk around a tub, a drywall ding, a toilet that rocks, a faucet that drips, missing outlet covers, a torn window screen, worn weatherstripping at the back door, gutters full of leaves, a few broken fence pickets, a loose deck board and a smoke detector that chirps.
That is what the half-day and full-day blocks are for. A half-day block covers 4 hours and a full-day block covers 8, booked ahead. We work through the list in order, take a photo of each item when it is done, and put them all in the job report. That report is handy to forward to your agent or the other side.
What we hand to someone else
Inspection reports also flag items that are not handyman work, and we will not guess at them. Electrical, plumbing, HVAC, roofing, structural and foundation items go to licensed pros. We mark each of those items on the quote so you know what is still open. If your list includes roof items, the free roof and exterior check gives you photos to hand to a roofing contractor.
Closing dates are tight, and we cannot promise a turnaround before we see the list. Send it as soon as you have it, tell us the date, and we will tell you plainly what fits.

Questions
Inspection Repairs Questions
How much do home inspection repairs cost in Yukon?
It depends on the list. Most fit a half-day block at $319 or a full-day block at $599, plus materials. Short lists run at $85 an hour with a $149 minimum. Send the report and you get one written fixed price before we book.
Can you fix everything on my inspection report?
Not everything, and we will not pretend to. Electrical, plumbing, HVAC, roofing, structural and foundation items go to licensed pros. We mark each of those on the quote instead of guessing, so you know exactly which items still need a call to someone else.
Will you sign off that the repairs are done for the buyer?
We do not provide certifications, engineering letters or re-inspection sign-offs. What you get is a photo of every finished item in the job report. You can forward that report to your agent or the other side as a record of what was done.
How fast can you get through the list before closing?
Send the list as soon as you have it and tell us the date you are working toward. We cannot promise a turnaround without seeing the list and the calendar, but the earlier it reaches us, the more room there is to fit it in before closing.
Do you work for agents and landlords too?
Yes. Agents can send a client's list on their behalf, and landlords or property managers can send a turnover punch list for a rental. The process is the same: one written price for the handyman items, and a clear note on anything that needs a licensed trade.
