Deck boards, stairs and railings
Most deck problems start small: one board that flexes underfoot, a few screws backing out, a stair tread that rocks. We pull the bad boards, check the joists we can see under them, and fasten new boards with exterior screws so they stay down. Popped nails get pulled and replaced with screws. Wobbly handrails and treads get tightened or replaced so the stairs feel solid again.
New boards will not match old weathered ones on day one. Pressure-treated lumber is lighter and needs time to dry before it takes stain well, so we let you know when it is ready.
Siding, soffit and fascia
Lap siding cracks from hail, gets knocked loose by wind and goes soft where water sits against it. We cut out the damaged pieces, slip in new wood or fiber cement lap to match the profile, fasten them, and caulk the joints so water runs off instead of in.
Soffit and fascia sit where the roof meets the walls, and they take a lot of water when gutters overflow. We cut out the rotted or storm-damaged section back to sound wood, fit a new piece, prime it and put the vents back securely. Primer protects the repair until you paint. Full paint is quoted on its own.
When we stop and call it
Rot does not always stop where you can see it. If we open up a deck board, a piece of siding or a run of fascia and find the soft wood runs into the framing behind it, we stop, take photos and show you before anything gets covered up. Posts, beams, joists and the ledger board that ties a deck to the house are structural. We do not repair them or build new decks, and we will tell you when the job needs someone who does.
The same goes for the roof. We do not repair roofs of any kind, and damaged fascia is often a sign of trouble at the roof edge. That is exactly what the free roof and exterior check is for. If the photos show roof damage, we send them to you and connect you with a registered roofing contractor we work with for a full inspection.
The process
How A Exterior Repairs Job Goes
-
Photo of the damage
Send a close shot of each bad spot and one from farther back. For a deck, a photo of the whole surface helps us count boards.
-
Fixed price from the photos
We work out the board count and material and send a written price. If we cannot tell from photos, we say so and price the first hour.
-
Cut out and replace
We remove the damaged wood down to sound material, fit new pieces, fasten, caulk and prime. Any hidden rot gets photographed before it is covered.
-
Photo report and roof check
You get before and after photos of each repair and the free roof and exterior check, so you know what else to watch.
Questions
Exterior Repairs Questions
How much does deck board replacement cost in Yukon?
Deck work runs at $85 an hour with a $149 minimum, plus the boards. Send a photo of the deck and tell us how many boards are bad. Once we know the count and the decking material, we send a written fixed price before we book.
My deck feels bouncy. Can you fix that?
A bouncy deck usually points to the frame underneath, not the boards on top. Joists, beams and posts are structural, and we do not repair them. We can look, photograph what we see and tell you honestly whether it needs a deck builder.
Will the new siding match the rest of my house?
We match the profile and width as closely as the lumber yard allows. Color is harder. Siding that has been in the sun for years fades, so a new piece painted the original color often looks a shade off. Painting the whole wall evens it out, and we quote that separately.
Why does rotted fascia matter if it is just trim?
Fascia is what your gutters hang on, and it closes the gap at the edge of the roof. Once it rots, gutters pull loose and water and critters find their way in behind it. Replacing the soft section early keeps a small repair from spreading.
Can you fix the shingles above the fascia while you are up there?
No. We do not repair roofs, not even a few shingles. Soffit and fascia damage often comes with damage at the roof edge, so we photograph what we see and connect you with a registered roofing contractor we work with for a full inspection.
